Over Easy At McDowell Mountain Ranch In Scottsdale

Looking for a great breakfast /brunch in North Scottsdale. Check out Over Easy /Scottsdale, created by Chef Aaron May a member of the Arizona Culinary Hall of Fame.  Over Easy/Scottsdale is conveniently located next door to the Ice Den and has quickly become my favorite Scottsdale eatery. Why has it become my favorite? I love breakfast! It’s my favorite meal and I could eat breakfast at any hour of the day or all day long at Over Easy/Scottsdale, really, just seat me in a booth where I can recline and rest from time to time and...

Phoenix Metro Market Report – April 2012

There are some very interesting, some might say shocking, things happening in the Phoenix Metro Market. It appears the Wall Street Journal article stating that “Phoenix leads the way in the housing market recovery”, or words to that effect, has spurred a rush of buyers to our market. According to numbers released today by Security Title, there were 5 cities in the Phoenix Metro Market that closed more homes in March than they have in current active inventory! That’s not a misprint. Those cities are Avondale, Chandler,...

Shadow Inventory Falls

The nation’s shadow inventory has shrunk about 10% from levels seen a year earlier, according to new data from CoreLogic. Shadow inventory totaled 1.6 million units in January 2012, a six-month supply, down from January 2011 when it stood at 1.8 million units, an eight month supply. Distressed sales (short sales and real estate owned) offset the roughly equal amount of new seriously delinquent (90 days or more) loans in the shadow inventory.   More than 50% of the shadow inventory resides in six states, Florida, California,...

Real Estate In 2012 – Hot or Not?

All real estate market trends are local. Local meaning specific neighborhoods, developments or zip codes.  So as a REALTOR® living and working in the Valley of the Sun I’m often asked what parts of the Valley are selling well?
